Many people ask me, “When is the best time to list a house for sale?” Because housing markets ebb and flow annually, I often recommend sellers put their house on the market in the springtime. In the North Lake Tahoe area in particular, we see a flood of listings in high summer. Listing in the spring is a fantastic choice because you are bringing the home to market before the inevitable excess of inventory we see listed in July. By listing your home when inventory is lower, it gives you, the seller, a competitive advantage. For one, your home value will not not be diluted against other inventory. Fewer homes on the market also means you can take advantage of working with a buyer who knows what they want. Summer listings in Tahoe are often overwhelmed by passive buyers, who are not always truly invested in finding a home, but are “just looking.”
The past year has been anything but typical in the housing market, but the good news for sellers is we are seeing all-time high demand continue. Combined with lower inventory and the fact that today’s buyers are emotionally and financially qualified to pull the trigger and move quick, now is the perfect time to get your home ready to list. Additionally, current interest rates remain historically low, and as long as they do, there will be a large number of buyers in the market. This is a very advantageous time for sellers, who can expect to receive top dollar for your home.
