After a slow start to winter, the snow gods finally delivered and Tahoe has been nothing short of magic over the past 30+ days. The skiing has ramped up back to the gold standard for which Tahoe is known, the temps have remained cold, and the beautiful winter season finally arrived. In fact, it’s currently snowing here in Tahoe City as I write this on a Saturday afternoon in late March.

However, it is officially Spring which means higher sun angle, quicker snowmelt, and summer will be knocking on the door before we know it. And with it will be buying and selling season.

The North Lake Tahoe and Truckee real estate market continues to perform as we roll through the winter. The number of sales year over year is up 3.9%; while the average sales price is down 17%. The biggest takeaway I am seeing is no change in the days on market for homes sold. This signals a leveling off in the market where buyers and sellers are finally in agreement on what the true value of the property is, equating to a balanced market.

Sellers – You may be a homeowner who is interested in selling but worried the current market suggests you’ve missed your chance. Not True. The low volume of homes available can work in your favor – as long as you are willing to trust the suggested pricing your agent will provide.
